Housing prices register a 1.8% annual increase in Catalonia in first quarter of 2015

The price of houses and apartments in Catalonia has now accumulated 4 consecutive quarters of annual increases, increasing by 1.8% between January and March 2015 compared to the same period in 2014, according to figures released on Tuesday by the Spanish Statistics Institute (INE). After 6 years of falling prices, housing prices have been on the rise since the first quarter of 2014, showing the sector's recovery from the financial crisis. However, despite the annual increases and overall positive figures, housing prices fell in quarterly terms, decreasing by 0.9% compared to the last quarter of 2014. As well as this, the number of housing units sold during last April in Catalonia grew by 13%. In Spain as a whole, housing prices increased by 1.5% in the first quarter of 2015 compared to the same period in 2014, with the number of housing sales in April growing by 9.4%.

Mortgages increase 35% in number in Catalonia in March; 11th consecutive month of growth

The number of mortgages on homes in Catalonia increased by 35.1% in March compared to figures from March 2014, data from the Spanish Statistics Institute (INE) show, with a total 3,229 mortgages approved. This yearly increase strengthens an uninterrupted trend of 11 consecutive months of annual growth, following 44 months of uninterrupted decline. In Spain as a whole, a 19.71% annual increase in March on figures from March 2014 was registered and 19,806 mortgages on houses and flats were granted. These figures represent the 10th consecutive month of annual growth at Spanish level. In all the Catalan Provinces, an annual increase was also recorded: Lleida came top with a 76% increase, followed by Barcelona (35%), Tarragona (28%) and Girona (22%).

Almost 900 homeless sleeping on Barcelona’s streets, according to the Fundació Arrels

The Fundació Arrels (Arrels Foundation) – a Barcelona-based NGO dedicated to homeless people founded in 1987 – registered 892 persons sleeping on the streets of the Catalan capital on Wednesday night. More than 700 volunteers – in groups of three or four – combed the city divided up into 160 areas from midnight until 2 am. The initiative aimed at counting people sleeping on the streets: inside ATM lobbies, under bridges, on benches of public parks, in front of private entrances or nearby train stations. Barcelona's local Ombudsman service – an institution for the defence of rights and public liberties – also took part, through the presence of some of its staff among the volunteers. According to Maria Assumpció Vilà, Head of Barcelona's Ombudsman office, the reality certified by the Arrels Foundation is "absolutely unacceptable".  "An emergency plan must be launched urgently", she stressed, as the Catalan capital cannot accept having 900 people without a place to sleep.

Veremonte could quit BCN World project if definitive Urban Planning does not fit expectations

Veremonte has added additional uncertainty to the future of the BCN World project, the largest holiday resort in Europe based in the Costa Daurada, near Tarragona. After a $6 billion investment, it will include – among other facilities – 6 mega-casino hotels, amusement parks and shopping malls. Veremonte – which was initially leading the project – announced that it could leave, depending on how the Catalan Government will develop the final Urban Plan and how it will set the conditions for the second phase of the casino licences' tender. In 2012, Veremonte had already reached an agreement with La Caixa bank to buy 500 hectares of the land. However, the company missed the first deadline and did not meet the second one (last December) to do so, arguing that the final Urban Plan had not yet been approved. The Catalan Government then jumped in and reached an agreement with La Caixa for the rights to buy the land and guarantee the project's continuation. Veremonte still continues to be linked to the project through the casino licence tender, for which it is running with Hard Rock and Melco.

House sales up 10.2% in Catalonia since March last year; 6th consecutive month of annual growth

House sales in Catalonia have recorded a double-digit growth rate in March compared to the same period last year, official data from the Spanish Statistics Institute (INE) has highlighted. The number of house sales was 4,334 units, which represents a 10.2% annual increase over March 2014 figures. So far, Catalonia has accumulated six consecutive months of positive annual rates for house sales, and all its provinces have followed this trend with the exception of Tarragona. In particular, Barcelona Province stands out with an above-the-average 15.66% annual increase. In Spain as a whole, the number of houses sold in March was 27,280 units, a 2.1% increase in annual terms and the 7th consecutive month of positive annual rates.

Number of mortgages increases 32% in Catalonia in February, accumulating 10 consecutive months of growth

The number of mortgages on homes in Catalonia registered a 32.4% increase in February compared to the same figure from February 2014. This annual increase strengthens an uninterrupted trend of 10 consecutive months of annual growth. This figure is particularly important taking into account that the crash of the construction and real estate sectors, as well as the lack of bank loans, were some of the main elements of the double economic crisis that affected Catalonia and the rest of Spain between 2008 and 2014. The recovery of the mortgage market is yet another indicator of a broader recovery of the real estate market and the overall economy, although its effects on some aspects of people's lives will still need time to be noticed, such as in the reduction of the high levels of unemployment.

Homes owned by banks as result of eviction may be preferentially bought by Catalan Government until 2021

In 72 municipalities with a high demand for housing, the Catalan Government and the affected town halls will be able to use a right of first refusal to buy flats and houses on sale that are now owned by financial entities as a result of home evictions carried out since April 2008. The measure will only be in place until 2021 in those 72 municipalities and the aim is to prevent investment funds from buying them solely for speculative purposes and not to rent them. The initiative comes after it was noticed that investment funds were buying a great number of empty flats from banks, who came to own them after the previous owners were unable to pay their mortgage during the years of economic crisis. The measure will be included in a decree that will enter into force immediately and is part of a wider plan to facilitate access to housing.

Housing prices increased 2.2% in Catalonia and 1.8% in Spain in 2014

The average price of houses and flats in Catalonia was 2.2% higher at the end of 2014 than at the end of the previous year, according to the Spanish Statistics Institute (INE). At Spanish level, housing prices increased by 1.8% in 2014. It is the first time since 2007 that housing prices have increased both in Catalonia and Spain as a whole. In quarterly terms, the price of flats and houses in Catalonia increased by 0.6% between the end of September and end of December. At Spanish level, they increased by 0.2% in the same period. The recovery of the real estate market is a particularly strong indicator of the economic recovery in Catalonia and Spain, especially taking into account the collapse of the construction sector during the years of economic crisis.

House construction starts to grow in Catalonia for the first time in seven years

For the first time in seven years, the number of houses and flats being built in Catalonia has increased. The figures for 2014 show that between 4,300 and 4,500 new properties have appeared on the market after seven years of decline. According to Lluís Marsà, President of the Promoters Association of Barcelona, the housing market is recovering due to the improving economy. Marsà says there is still one big obstacle remaining to consolidate the recovery of the sector: “The lack of bank financing which keeps people from purchasing new housing.” While this is a positive development, the housing market has still a long way to go. According to Marsà, “it will probably take 3 or 4 years to fully recover.”

-0.7% annual inflation rate in Catalonia at the end of 2014

Catalonia ended 2014 with an annual inflation rate of -0.7%, the lowest rate since 1978, when records for the Spain’s Autonomous Communities began, according to data published on Thursday by the Spanish Statistics Institute (INE). The previous month, at the end of November, the annual consumer price index registered a rate of -0.3% in Catalonia. In the whole of Spain, the annual inflation rate at the end of December 2014 was -1%. This is the lowest rate registered since December 1961, when comparable data started to be collected. At the end of November, prices were decreasing by -0.4% in annual terms in Spain as a whole. Therefore, both in Catalonia and in Spain overall, last year ended with a significant price drop, mostly due to falling fuel prices.

Catalan President: the self-determination process has “to continue and end well”

The President of the Catalan Government, Artur Mas, assessed on Tuesday the Executive’s work during 2014, which he found to be “positive” overall, although he admitted there are still many people in great need and many social and economic challenges ahead. Referring to the current debate on whether to call early elections transformed into a ‘de facto’ referendum on independence from Spain, Mas promised immediate decisions to be announced on Thursday. Before taking the definitive decision and after weeks of admitted “confusion”, the Catalan President wants to hold a last round of talks with the main civil society organisations supporting independence and the left-wing pro-independence party ERC – with whom the governing centre-right pro-Catalan State coalition CiU has shared a parliamentary stability agreement for the last 2 years. “I will not slack” in the self-determination process, Mas stated.

Barcelona Meeting Point 2014 prepares for a ''mass influx'' of international funds ''ready to buy''

The 18th Edition of the Barcelona Meeting Point will take place between 29 October and 2 November in Fira de Barcelona's Montjuic venue. The trade fair is a real estate exhibition that brings together buyers and sellers to network and learn about the latest industry trends. This year there will be 265 participating companies from 23 countries. According to the show’s President, Enric Lacalle, it will be the first edition to open in a recovering housing sector, after 6 years of crisis and setbacks. The real estate market is strengthening; there was a 36.6% increase in the acquisition of houses by foreigners in 2013 and a 12.5% rise in housing sales throughout Spain. In addition, real estate investment in Barcelona is expected to exceed €1.6 billion in 2014, 30% more than last year. In fact, 21 international investment funds will participate in the trade fair. The show will also include a series of talks and presentations, and offer financing options for property purchase.

Housing prices in Catalonia increase by 1.6% in the second quarter

The value of homes in Catalonia increased by 1.6% during the second quarter of this year compared to the same period in 2013, according to the House Price Index of the Spanish Institute of Statistics (INE). In relation to the first quarter of this year, prices registered a 1.8% increase between March and June, whilst cumulatively over this year there was a 1.3% increase in property value in Catalonia. However, the prices of new flats rose by 8.7%, whilst second hand properties only saw a 0.1% growth in their value. In Spain as a whole, the House Price Index reached a 0.8% rate in annual terms, the first time this has happened at Spanish level since March 2008. 

Housing prices rise again in annual terms after 6 years of continuously dropping in Spain

The real estate market has stopped its downward trend and has started its recovery in Spain. Housing prices already registered an increase in September of 2013 in quarterly terms, but now the prices grew for the first time in annual terms, a phenomenon not registered for the last 6 years. By the end of June 2014, prices grew by 0.97% compared to June 2013. In quarterly terms, housing prices increased by 1.53% compared to March 2014. Since the start of the economic crisis in 2008, housing prices have plummeted an average of 32% throughout Spain, with prices equivalent to those registered in 2003. In the second quarter of 2014, Catalonia was the Autonomous Community with the second highest number of housing sales, registering 11,980 operations.

Catalonia's economic recovery gets stronger as GDP grew by 0.6% between April and June 2014

The Catalan economy grew by 1.3% from July 2013 to June 2014. However, the economic recovery has particularly sped up and got stronger over the second quarter of 2014, when it grew by 0.6% in quarterly terms, according to data released on Wednesday by the Catalan Statistics Institute (Idescat) and the Catalan Finance Ministry. The GDP growth between April and June was higher than the one registered during the first quarter of the year, set at 0.4%. With the 0.6% registered at the end of June, Catalonia has achieved 5 consecutive quarters of posting positive figures, leaving the recession more than a year behind. Regarding economic sectors, services have led the economic recovery, posting a 1.8% annual growth at the end of the first half of 2014.
